How Long Does it Take for the Home Office to Process the Application?  

Provided you provide all required documents in timely manner, we should be able to submit your application 2-4 weeks. However we cannot guarantee how long the Home Office / Visa Centre will take to process your application. The process is vastly different depending on the type of visa that you are making. We will be able to advise more details once we are instructed and assessed your case. We always ask our clients to instruct us at least 6 months before the visa expiry date. This will give you and our firm sufficient time to prepare the application. The Home Office has published its normal process time on its website. We provide conveyancing services for selling or buying residential properties. Our legal fee is quoted mainly based on the sale price and whether we act for selling or buying.

·         Searches fees £200+VAT-500.00+VAT (£240.00 - £600.00) - our standard searches include Local Authority Search, Environmental Search, Chancel Repair Liability Search and Water & Drainage Search. The fee is various depending on the council and case by case. We will confirm the search fees once we are instructed and received more information from the seller\'s solicitors. 

 

·         Property survey – this is various. We do not obtain a property survey for you

 

·         HM Land Registry fee: £40- £910.00 (depends on the value of the property - the fees chargeable by the land registry can be found here https://www.gov.uk/guidance/hm-land-registry-registration-services-fees)

 

·         Stamp Duty Land Tax (based on individual circumstances and value of property). The HMRC’s website provides a calculator for calculating SDLT, please go to the HMRC website for detail information at https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#!/intro

 

·         Third parties fees – payable to a third party when consent may be required under the lease or title such as management agent and landlord.

For leasehold properties, you will be required to pay ground rent and services charges throughout the period when you own the property, we will advise you on these payments when we receive further information.

 

 

 

When the property is involved with management company whether leasehold or freehold, there might be additional disbursements payable including but not limited to: 

 

 

1. Notice of Transfer Fee - this is set out in the lease and the management company\\\\\'s management pack/sale pack, the estimate fee is £0-£250+VAT (£0-£300.00)

2. Deed of Covenant Fee - this should be set out in the management company\\\\\'s management pack/sale pack, the fee is difficult to estimated as it is different from various management companies, it is often between £0- £300+VAT (£0-£360.00).

3. Certificate of Compliance Fee - this should be set out in the management company\\\\\'s management pack/sale pack, the fee is difficult to estimated as it is different from various management companies, it is often betwee £0-£300+VAT (£0 - £360.00). 

4. Management Pack/Sale pack - this can be very different depending on the management company\\\\\'s decision, based on our experience, it can be ranged from £300-£600+VAT (£360.00-£720.00). We can tell you more details after we are instructed and applied the pack from  the management companies. 

 

 

The above fees can be different from property to property, it can be significantly more than what we have stated above. We will advise you when we receive more information from the management company after we are instructed to act for you.
