We will discuss the above Additional Fees and Disbursements after we assess your matter in details. We can handle the payment of the disbursements on your behalf to ensure a smoother process.

 

What services are included?

1.      We will discuss your circumstances and whether this is the most appropriate application for you and what other options may be available to you;

2.      We will check your documents and assess if your documents are qualified for the application category.

3.      We will advise about the requirements of the Immigration Rules and whether you meet the criteria;

4.      We will complete the application form with you together to make sure that the content is accurate

5.      We will prepare your application and submit it on your behalf

6.      We will advise about the outcome of the application and any further steps you need to take.

7.      We will liaise with the Home Office after the application is submitted and check the progress

 

We cannot guarantee how long the Home Office / Visa Centre will take to process your application. Please refer to the current processing time on the Home Office Website.

 



Residential Properties Conveyancing

 

We provide conveyancing services for selling or buying residential properties.

 

The fees given below are based on the value of the property, selling/buying, freehold or leasehold.

·         From February 2019, our office will take on leasehold purchase for the properties located in the West Midlands area only.

 

PLEASE NOTE:

 

* We reserve our right to increase our fees if  

·         the transaction is delayed due to matters outside our control or unforeseen circumstances

·         the matter becomes complicated

·         the source of funds is complicated

·         foreign documents need translation

·         additional legal documents are required e.g. statutory declaration

·         the presence of a tenant refusing to leave

·         a defect in title which requires remedying

 

 The above fees do not include disbursements.

 

Disbursements

 

Disbursements are costs which are related to your matter and payable to the third parties. We will handle the payment of disbursements on your behalf to ensure a smoother process. The normal disbursements are set out in the list below. Please note that this list is not exhaustive, other disbursements may be applicable depending on your case. We will update you on the specific fees upon receipt and review of the lease and title deeds.

 

·         Searches fees £220-500.00

·         Property survey – this is various. We do not obtain a property survey for you

·         HM Land Registry fee: £40- £910.00 (depends on the value of the property)

·         Stamp Duty Land Tax (based on individual circumstances and value of property). The HMRC’s website provides a calculator for calculating SDLT, please go to the HMRC website for detail information

·         Third parties fees – payable to a third party when consent may be required under the lease or title such as management agent

·         Bank Electronic Transfer fee (£30+VAT)

·         Bankruptcy search £4.00 each

·         Pre-completion search £6.00-£8.00 each 


 

For leasehold properties, you will be required to pay ground rent and services charges throughout the period when you own the property, we will advise you on these payments when we receive further information.

 

 

Stages of Transaction

 

1.      Taking initial instructions

4.      Raising enquiries to the seller’s solicitors

5.      Making additional enquiries, if required

6.      Advising you the contract and on the documents that we have received

7.      Exchange contract – this is a legally binding, usually 10% deposit is payable

8.      Completion – the remaining balance is paid and the property is handed over

9.      Dealing with the payment of Stamp Duty Land Tax

10.  Dealing with application to the Land Registry for registration of title

 

How long does the process take?

 

The timeframe from you make an offer to moving into the property will depend on a number of factors. For example if you are buying a property and there is a related sale, it will take longer time.  The average process takes at least 8 weeks.

The council’s normal process time for Certificate of Lawful Existing Use is 8 weeks.

The council’s minimum process time for new Premises Licence is 8 weeks. The case might take longer depends on its complexity and circumstances.
